We have seen lockup using our several year-old single Mitsubishi condenser set to Auto Mode when one mini split asks for heat and another for Cool in the shoulder seasons. Yeah as far as I'm aware, you'll want to keep all indoor units on heating or cooling mode. It's a minor inconvenience, but personally speaking I don't find that there are that many situations where we want cooling and heating in different rooms simultaneously. Seems like something that newer models like Quilt can manage, since the software is much more integrated!
What about side-by-side townhouses (or townhouses in general)? They are a little less common than some of the ones you listed, but anyplace with housing built after 1970 has them. (Arlington, Medford, Cambridge, Quincy, etc.)
